Precautions to buy any property in Pakistan 



Buhat Sare log Property khareedne ke waqat dhoka kha jaate hain.kionke property khareedne ke liye jin jin batoon ka khial rakhna hota hai. Wo nahi rakhte or jiss ki wajah se un ki jamah poonji zaia hu jati hai.

Property khareedne ke liye kin kin ahtiyati tadabeer ki zaroorat hoti hai.



Plot
 
Plot khareedne waqat sab se ziada ahtiat ki zaroorat hoti hai.
  1. Sab se pehle dekhna pare ga ke jiss bande se Plot khrid rahe hain us ka record kesa hai kia woh pehle logon ko dhoka tu nahi de chuka or Ilaqa ke logon ki us bande ke baare main kia opinion hai.agar aap kisi society main plot khareed rahe hain tu kabhi bhi aisi housing society main plot na khareedain Ju ke nai start hoi hu or abhi iss ke bare main logo ko pata na hu. 
  2. Plot khareedne se pehle us bande se poochain ke wo malak hai. Kionke aksar log Muktar nama rakhte hain or agar wo Mukhtarnama rakhta hai.tu Mukhtarnama ki verification zaroor karwain. Mukhtarnama agar register na hu tu us ki qanoon ke nazar main koi value nahi hai.or agar Mukhtarnama register hai. Tu us ki copy le kar subregisterar se verified copy zaroor nikalwain. Mukhtarnama dene wala kahin foat tu nahi hu chuka. Kionke marne ke baad Mukhtarnama automatically khatam hu jata hai. Mazeed maloomat Mukhtarnama ka article parh kar Pata chale ga
  3. Kia Plot bechne wala kahin mushtarka khata se plot tu nahi bech raha. Yad rakhain ke agar Plot mushtaraka se aap ne zameen khareed li tu aap ke liye issue ban jai ga. Kionke jab mushtaraka khata se jaga aap ko sale hu gi tu agar 4 kanal mushtarka jaga hai tu us main se aap ne 5 Marla khareed li . Tu aap ko us ki pehle Taqseem karwana hu gi aise nahi hu sakta ke agar us ne aap ko front wali jaga dikha kar raqam le li tu woh aap ko mill jai gi. Mishtarka jaga jab Court taqseem kare gi tu sab hissa daran ko aik jesa front or aik jesi back un ke share ke hissab se de gi. Or after taqseem aap ko pata chale ga ke konsi aap ke hissa main jaga aati hai. Lehaza yeh fraud buhat aam hai.
  4. Aik Cheez aap ne check karni hai ke kia yeh jaga kahin bank ke pass ya kisi private bande ke pass pledge (girvi) tu nahi rikhwai hoi
  5. App ne sab se pehle jaga ki farad barai record hasil karni hai.
  6. Farad barai record ko le kar aap ne jana hai Patwari ke pass or waha se aap ne ache se check karna hai. Ke plot mustarka jaga hai ya nahi or kia koi stay order tu nahi.koi girvi waghaira. Or tasali kar leni hai.
  7. Jiss ke baad aap ne biana karwana hai. Raqam aap Us ke account main dain.biana 1200 wale istamp per likhna or gwah Zaroor dalne hain 
  8. Us ke baad aap ne iss baat ka bhi khial rakhna ke kia aap property kisi khatoon se kharid rahe hain tu us ko sari terms and conditions ache se samjha deni hain. Or us main khatoon ke bhai bap, ya bete ko zaroor gwah banain take kal ko khatoon mukar na sake.mazeed aap yeh article parhain. Khatoon se property khareedne ka tareeka.
  9. Aik High court ka faisla hai ke jiss main banda ooncha sunta tha or us ne property sale ki or baad main phir case jeet liya so ooncha sunnae wale ke rishtadara ko bhi gwah banain.parhain case law zaroor.
  10. Us Bande se property khareedne main ahtiat karain agar us ki age 80 ke lag bhag hu ya iss se bhi above hu. Aksar dekhne main aaya hai ke logo se fraud hu jata.old age ka case mazboot hu ga agar wo kahe ke mujh se dhooke se property kharidi gai hai 
  11. Government ne Property ka online records check karne ke liye aik website banai hai jaha se aap online farad registration appointment lena waghaira check kar sakte hain.
Property Taxes in Budget 2023 and 2024.

Pichle salo main Property sale or purchase aik acha business ban chuka tha. Or log iss business se kama rahe the or iss se buhat sare logo ka rozgaar wabasta tha. Or year 2023- 2024 ke budget main hakoomat ne property ki sale purchase per ju taxes laga diye hain us se ab yeh business taqreeban khatam hu gia.

Government ne taxes policies  real estate ke hawale se ju thien us main buhat changing ki hai.or real estate sector ko teen hisso main taqseem kia hai. 
  1. Plot and File sector (5÷)
  2. Construction Sector(10÷)
  3. Highrise apartments (15÷)

Property per 3 qisam ke taxes Pakistan main aada karna hote hain.
  1. Capital Value tax
  2. Capital Gain tax
  3. Withholding tax
Capital gain tax sirf us soorat main aada karna hu ga agar aap property 6 saal se pehle sale karte hain. Agar aap 6 saal ke baad property sale karain ge tu phir ada nahi karna hu ga.

Withholding tax 

Government  ne withholding tax ju ke pehle 2 percent tha for filers ke liye or for non filers ke liye 4 percent tha ab us ko barha kar filers ke liye 3 percent or non filers ke liye 6 percent kar dia.
