Differences between registry and Intiqal 



  1. Registery aik document hai jiss main tamam sharait Stamp per likhi jatien hain or kal ko koi party apni marzi se inkari nahi hu sakti jabke intiqal aik indraj hai jiss main koi sharait wa zawabat nahi likhe jate.
  2. Registration ko Registery bhi kehte hain or kisi bhi documents ko register karwaia ja sakta hai. Jese biana ka stamp or hiba nama , iqrar nama waghaira waghira.same issi tareeka se inn sab documents ka intiqal jab karwain ge tu wo intiqal hiba ya intiqal Registery kahlaye ga 
  3. Registery sub registrar ke samne parties pesh hu kar karwatien hain jabke intiqal ke liye patway , tahseeldar ke pass jana parta hai.
  4. Registery ko cancel karwane ke liye civil court main cancellation ka dawa karna parta hai. Jabke intiqal ko ko patwari or tehsildar ya revenue department bhi tabddeel kar sakta
  5. Registery aik mazboot documents hai.jabke intiqal sirf aik indraj hai.
  6. Registery zubani nahi hu sakti jabke intiqal zubani bhi hu jata hai.
  7. Registery per chonke tamam duties pay karna hoti hain iss liye Registery ka kharcha ziada hota hai.
  8. Jabke intiqal aik sirf aik indraj hota hai revenue record main iss liye iss ka kharcha kam hota hai.
  9. Registery main gawahan ke signature hote hain parties ki pics banti hain jabke intiqal main aisa kuch nahi hota.






Registery ko ju qanoon deal karta
Hai wo " transfer Of property act "or dosra  " registration act 2008 "



Registery aik documents hai ju ke property ki sale ke waqat tayyar kia jata hai. Jiss ke andar gwahan hote hain.

Registery karwane ke liye sab se pehle bayana pay hota hai jiss ke baad farad bai ( farad for sale) malak property patwari se nikalwata hai or us ke baad tamam feesain pay karne or mutalqa value ke stamp Paper jari karwane ke baad un per likhne ke baad ready kar liya jata hai.

Jiss ke baad agla marhla in document ko register karwana hota hai . Iss document ko register karwane ke liye zaroori hota hai ke dono parties subregisterar ke samne pesh hona parta or parties ki pics bana kar documents ki back side per lagai jatien hain.

Registery hone ke baad yeh aik authentic documents ban jata hai. Jiss ko challenge karna aasan nahi hota.

Registery ki copy agar aap ki registery gum bhi hu jai tu registery ki copy registrar office se mil jati hai.




Intiqal Registery ke baad karwaia jata hai revenue record main. 

Registery ki copy sath laga kar ADLR ko application de sakte hain Intiqal karwane ke liye ju ke pitwari ke pass aa jati hai or jiss se intiqal karwaia ja sakta.

Zubani intiqal

Agriculture land ka intiqal ju ke zari maqasad ke liye use hoti hai log zubani karwa dete hain .

Intiqaal ki bhi iqsaam hain registery ki tarah.

What is the difference between registry and #intiqal
?

The word registry is derived from registered which means to register something. For example, if we take a motorcycle or a car, we register the vehicle from the relevant excise department, where the number plate of the vehicle, engine number, color, model, company name, if it is an old vehicle, then the name of the previous owner. and after paying the special price of excise, the vehicle is registered in our name. Exactly the same is the case of land and house registration. Everything related to land or house is also recorded in the land registry. As per Section 17 of the Registration Act 1908, registration is mandatory for transfer of immovable property.

Zmin_Makan registry method?

In the first step, first of all, the person from whom you are buying the house or land will take out the Farad e bai ( farad for  sale ) of the land, because it is necessary to have a personal sale for the land registry. It will be known from Fard Bai that the person selling the land is the original owner of the land and there is no lien or lawsuit on the land. Remember that only one person can sell at a time. If the sale of the land is not registered after issuing the farad e bai , then the farad e bai is canceled after 14 days. After that, take out the E Stamp paper according to the value of the land. Filer will issue E stamp paper by paying 5% tax on land value and non-filer will pay tax at 6%. 4% tax will be paid on agricultural land. The name of the seller and the buyer will be written on the e-stamp paper. The DC rate of the land will be written on this stamp paper, the price of how much land is being sold will be written. Apart from this, there will be complete writing on the same E-stamp paper that who is selling the land to whom and for how much rupees, and similarly the names of the witnesses will be known. The most important thing is that a map is made on this E-stamp paper or stamp paper of the plot or house to be sold, around which it is indicated that what is there means who owns the surrounding house or land. The purpose of all this is to secure the land so that no one else can occupy the land tomorrow and the registry will know who owns which land. In the second step, after taking out the stamp paper for the value of the land and getting it written, go to the registrar of the concerned district by attaching the following documents. Farad e bay, copy of identity card of buyers and sellers, payment receipt of FBR, TMA tax and other taxes. After preparing this file go to the concerned district registrar
There, the seller will give a statement in your favor in front of the registrar and after the witnesses' photos are taken and signed, your registration will be done and then the registry will be sent to your address within a few days.

What is the difference between intiqal  and registry?

There is no difference between registry and intiqal . Registry is also a proof of ownership while intiqal  is also a proof of ownership. After registration, the next step is intiqal . After getting the registry, the owner of the land will go to the concerned patwari who will transfer the land in your name after seeing the certified copy of the registry. The intiqal  fee is 300 rupees, do not give more money to the patwari. In one of its decisions, the Supreme Court has laid down the law that transfer of land in urban areas will be done through registry and not through intiqal .
